:* The focus of this position is to utilize one's knowledge, skills and relationships within the real estate industry to successfully implement and maintain The Estée Lauder Company's ("ELC's") retail real estate portfolio strategy across all brands and sectors in North America ("N.A."). The role reports to the Vice President of Real Estate, N.A. and interacts daily with team members regarding lease administration, store construction, financial analysis and intercompany procedures.

The ability to leverage one's knowledge of retail market conditions to negotiate the best possible terms for ELC on a portfolio basis is a critical measurement of success Key Responsibilities*.:*.The successful individual will leverage their proficiency in Real Estate to .* + Help establish and maintain ELC's real estate strategy across all brands and sectors (retail, outlet).

+ Analyze retail real estate proposals related to new stores, relocations, expansions, closures and renewals. + Negotiate basic lease terms across a variety of retail channels. + Coordinate with Store Planning, Development & Design on store build outs and renovations.

+ Work independently but function in a team-oriented environment with business partners from a variety of functional areas such as Legal, Finance and Store Operations. + Manage and teach junior team personnel. + Represent ELC at industry related events where necessary.

+ Assemble portfolio reviews for Brand (Senior Management) review and approval. + Help to prepare deal presentations for Real Estate Committee ("REC") approval Qualifications*.The accomplished individual will possess .

* + Ten (10) years of relevant advanced retail real estate experience working for major retailers, landlords or both. + Experience managing direct reports. + Experience managing a multi-brand portfolio of at least 100 stores.

+ Proficiency with Excel, Word and Power Point. Custom lease administration system experience a plus. + Working knowledge of retail finance and real estate accounting.

+ Established landlord, developer and broker relationships. + A strong familiarity with major mall, outlet and high street locations throughout N.A. and current trends in the marketplace.

+ Ability to balance and prioritize multiple responsibilities and effectively manage complex projects without daily oversight. + Confidence in dealing with senior executives both internally and externally. + The ability to influence senior management decision making through excellent written and verbal communication skills.

+ Experience coordinating with Lease Administration, Analyst and Manager level personnel. + High level capability running financial models. + The necessary demeanor and maturity to work in a highly matrixed organization with many moving parts, different cultures and identities among the various brands that we partner with daily. 1.

The anticipated base salary range for this position is $113,500 to $195,000. Exact salary depends on several factors such as experience, skills, education, and budget. Salary range may vary based on geographic location.
